What does this cost?
A. This is an absolutely
free service for you to use. Even if your mortgage application results
in a funded mortgage, Invis' service is free as long as are within normal
credit guidelines. Our fees are paid by the lender who ultimately grants
you the mortgage.

What is the advantage of using themortgage.com?
A. This is a quick,
effective place on the Internet where you can shop for a rate and a mortgage
package from a number of lenders, find out who will qualify you at what
rate, and apply for a mortgage online. From that point on, Invis' mortgage
specialists will assist in completing the transaction, letting you relax
throughout the process as they do the work for you.

Are the rates up to date?
A. Yes, the rates
at themortgage.com are updated at the same time they are announced.
Q.
Can I ask for a lower rate?
A. You are under
no obligation to accept the rate that is offered to you. It is no secret
that some lenders offer lower rates for certain mortgage products to prime
customers. If you feel you should be offered a lower rate, let the lender
know in the "comments" space provided. Or contact Invis and have an Invis
mortgage specialist negotiate on your behalf to make sure you get the best
rate and product available to suit your needs.

How secure is this?
A. VERY. Your private
personal and financial information is not sent anywhere until you decide
to do so. When you click on the "Send Application" button, your data is
encrypted and sent over a secure layer to the lender of your choice. You

Who are the lenders?
A. Some of Canada's
top financial institutions are participating in themortgage.com. You can
find them in the
Participating
Lenders section. Check often to see who's new!

Can I apply for a mortgage with one of your lenders even if I am not currently
doing business with them?
A. Absolutely. Any
participating lender would be pleased to receive your application and do
business with you.
Q.
What if my bank isn't one of your lenders?
A. If your financial
institution is not a participating lender you will not be able to send
an application to them. However, once you explore the features and rates
offered by our lenders online, we don't think you will want to go elsewhere!
But, if you still want to go elsewhere, talk to an Invis mortgage specialist
and they can get you the deal you want, even from your own bank at a lower
rate than you would be able to negotiate for yourself.
Q.
What if my mortgage application is not qualified?
A. First, review
the answers you have given in the Mortgage Qualifier. If you feel they
are a true reflection of your situation, save the information and come
back later when your personal circumstances--or the lending criteria--have
changed. If you feel you have extenuating circumstances which would enable
you to be qualified after you talk to someone, fill out the Mortgage Application
and send it to a lender of your choice. Indicate your special needs in
the "comments" space provided and ask to be contacted. You can also call
Invis directly and have one of our mortgage specialists look at your circumstances
and get you qualified at any one of a number of lending institutions.

Will anyone know if I get turned down?
A. No, all of the
calculations in the
Mortgage
Qualifier section are done in the privacy of your own computer. You
can use this tool as often as you wish.

If I qualify, am I committing myself to apply with a participating lender?
A. No. You are under
no obligation to apply for a mortgage even if you qualify. Nor are you
under any obligation to accept whatever mortgage terms a lender offers
you after you send in your application.

How long will this take?
A. It's as easy
as 1-2-3. It only takes a few minutes to use the Mortgage Qualifier to
see if you would qualify for a mortgage. Filling out the Mortgage Application
takes 20-30 minutes if you have the information at hand. If not, you can
save the information and come back later.

How long before I get a reply after I send in my application?
A. Under normal
circumstances, the lender of your choice will contact you within one working
day.

Can I save my data and come back later?

Is this service provided for primary residences only or can we also apply
for an income property mortgage?
A. In the Mortgage
Qualifier you are asked a property usage question. Indicate that the property
will be a rental. Please note that not all lenders have the same underwriting
guidelines and they may need to get more details from you.
